Burlington: The 4th best place to live in Canada!

According to MoneySense magazine, Burlington has been ranked the 4th best place to live in all of Canada and the best place to live in the GTA. Burlington was the only GTA city ranked in the top 10, ranked 4th behind Victoria, Ottawa-Gatineau and Kingston.

The lifestyle and investment magazine used criteria such as weather, crime levels, home prices and employment prospects to rank each city. The Mayor, Cam Jackson, say that it was no surprise to the people who live, work and play in Burlington that their city is the best! It’s a city with strong social programs, a stunning natural environment, world-class festivals, a stable and diversified economy and an incredible community spirit.

The magazine focused on factors most likely to affect the long term happiness of the residents. Charming downtowns and beaches are nice, but the factors seemed to be more practical when determining the rankings.

Let me top up your downpayment!

Wanting to buy, but just don’t have 5% for the downpayment, just ask your bank for a Cashback!
Since the banks have got rid of 100% financing, there are now other alternatives to anyone who does not have a full cash downpayment. For a slightly higher interest rate (still extremely low), your bank is willing to top up your downpayment so you can reach the minimum 5% amount.

Here are a few examples of 5 year terms with cashbacks:
1) Scotiabank is offering a 5% cashback with a rate of 5.45%
2) TD is offering a 4% cashback with a rate of 5.55%

This is an alternative to home purchasing for all buyers who have yet to reach the full 5%. If you have only saved a portion of the minimum downpayment, the banks can provide you the rest!

For example: on a $300,000 mortgage, you would need a minimum downpayment of $15,000. If you have only saved $9,000 then we could get the additional $6,000 in the form of a Cashback.

I can get you this deal done for a rate of only 4.35% as well as getting you the additional funds necessary to make up the rest of the downpayment!

You will be hard pressed to find a deal better than this! If you have the minimum downpayment and are just searching for the best rates available, I have two products to recommend.

1) 5 year fixed – 1st year @ 3.45% and the remaining 4 years at 3.95%
2) 5 year fixed @ 3.85%

78 percent of first time buyers recognize the time is NOW!

A new survey has found that 78 percent of potential first-time home buyers say that now is a good time to buy a home, despite widespread concern about the economy. Out of the 1,000 prospective first-time home buyers surveyed in early March for the CENTURY 21 First-Time Home Buyer Survey, 68 percent think now is a better time to buy than six months ago.
Prices are the driving motivation for potential first-time home buyers with more than eight of 10 first-time home buyers (85 percent) saying they consider current home prices affordable and 73 percent citing that taking advantage of current prices is a major factor in their decision to buy.
“Current pricing, low interest rates and government incentives all provide tremendous opportunities for first-time home buyers to get into the market,” said Tom Kunz, Century 21 Real Estate president and CEO.

Among the survey’s other key findings:
* Bargains in the marketplace are providing additional options for buyers to consider. With the new government renovation tax credit, 63 percent are now open to purchasing either a “fixer-upper” or “as-is” home.
* When asked to rate the features that they look for when choosing a home, price is the primary consideration with 87 percent saying this feature is “very important,” followed closely by neighborhood safety (80 percent) and the condition of the home (71 percent).
* Having enough money for a down payment is a top concern of potential first-time home buyers as nearly half (46 percent) said they are “very worried” about the issue.
* Most respondents (86 percent) are in the market for single family homes.
